Right so I’m currently looking for flats and I think I’ve just found the perfect one, it says on the site to email the estate agent obviously to proceed, but I’ve never done this before, what do I need to put in the email so that I don’t like an absolute **** :eyes:
Any help appreciated :hee:

Well I’m moving from Guernsey to Manchester so I have neither of those right now, but I do have a considerable amount of savings so :laugh:

Good luck with the move, and Ammi's advice is pretty sound. Agents will want employers references and credit checks to make sure the rent is affordable but if you have savings you will be able to show you have means to pay (although without an income they make ask you to pay upfront initially).

Salford is not a nice place to live, it’s full of dodgy people and there’s so much crime going on there.

Surely that's just rental? Mortgages would be cheaper? Like I had a quick look and most houses are "only" ~£100k more than their equivalents here...
Come to Northants!! Much nicer+cheaper+safer than Mancs!

Btw you can even find places that cheap in London too. Which is 1. better location, 2. better/cheaper (mostly) transport, 3. better lifestyle.
All you have to do is look in the right places. It's really not that hard :shrug:

The average price for a house here is £430k and that’s an increase of almost £20k in one year alone. And when the average house over here is two bedrooms it’s ridiculous :shrug:

That's got nothing to do with it. The cost of living is very expensive regardless of what the city offers. You don't "get London" for the cost of your rent, that is just one expenditure.

A bit of both. He’s been every year since he was a baby and got married there 3 years ago, it’s the only place he can properly switch off and he’s so much calmer there.
He’s like an all round tradesman at the moment but he hates it and his dream is owning some kind of b&b/guesthouse/cafe on the island although he’s said he’d do anything if it meant living there :joker:

Yeah, however you can only buy the cheaper properties if you already an island license or whatever the name for it is (so you work there, born there etc). Otherwise you have to buy in the open market which is hugely expensive and after selling our current 3-bed house we would only be able to afford to buy a flat on the island.

If not he might struggle to get a license to live here, they introduced new laws a few years ago that basically said if you’re not born here you can only work here 5 years before you have to leave for a year and then come back (unless he’s offered a job and his employer would get him a licence)
I guess good for him if he likes it, but the lack of anything wears thing very quickly, half the high street is empty because of the extortionate rent, there’s nowhere over here to buy men’s clothing anymore, no takeaways (like McDonald’s, KFC etc) no decent night life, a lot of online retailers don’t deliver here and during bad weather the boat that delivers food gets stuck so the shelves are empty quite often during winter :skull: I know some of those issues he wouldn’t be bothered about but yeah, that’s just a small part of why I really don’t like it here anymore :laugh:

Don’t want to burst your bubble but if If it’s a nice flat be prepared to be messed around by the agent who will probably have quite a bit of interest, also I think you will struggle without proof of income from a job unless you are moving with someone who has one lined up

There’s two types of market here local and open, if you’re born in Guernsey you can live in either but if not you can only live in open and houses in open market are about twice the price of local market

The house prices really do shock me. We’ve been to look at a house in Cornwall that is 4 bed with 2/3 guest houses on the grounds that costs £430k which I’ve told him is just a much better deal in an area that is just as nice, but I think he’s secretly holding out hope for Guernsey :laugh:

Yeah, unless they work for the states they can’t really do much apart from point him in the right direction. You have to reapply for your license every 3 years too and you have to be here 15 years straight to then be considered for an application for a “local” license.

No because I was in offshore finance skskksk there’s lots of transferable skills though.
HOWEVER I am a fully trained pharmaceutical dispenser so that’s a useful qualification for me in the middle of a pandemic. ALSO oomf has a business and says there’s a job there if I need it

Excuse me I’m British born thank you! :hmph:
There’s no Covid here and hasn’t been for about 3 months now, people who come into the island have to isolate for two weeks and then they’re tested. But because there’s only one flight a day now there’s a max of 80 people coming into the island at any one time, so the states pay for testing. Obviously if people had to pay for it themselves I imagine they’d be much more reluctant to do so.

tbh yeah that does sound like enough to convince the letting people you're not gonna screw 'em over and turn into a squatter:) though it might be an idea to ask your friend if s/he can put the offer in writing, just so you have something to show the agents.

Only a little because it's part of the fun when you're young. But it's a little part, because Manchester is really nice city overall. I thought the people were more open than in London, more caring too. The music scene was nice, and loads of good places to eat! It's one of those cities you need to embrace totally, it can be a lot to take in sometimes:joker:

Definitely, I’ve been to both London and Manchester a handful of times in people in Manchester are always so much politer than in London. People in London are far too pretentious

I did an internship there in 2011, I stayed for 6 months. I had a blast!
University wanted to send me to London but I've lived there before so I said "oh no! send me to the North!" :joker: The local Uni rugby team I trained with helped me discover A LOT of places! :laugh:

I don’t know much about these terminologies and everything but I’m pretty sure I’ve been told a twink is a young / feminine looking guy - usually between the age of 18-25. I think Smithy is older than 25? So by Manchester standards Smithy will not fall into that category, or will not be desired for people who want ‘twinks’
I’m pretty sure when you’re above that age you no longer fit Into that mould and are typically deemed as unattractive and require some form of muscle to be deemed conventionally attractive as people aren’t attracted to ‘old skinny men’ as my lgbt friends have said. I feel like Manchester lgbt scene is quite shallow in this sense, as I wouldn’t say 25+ is even remotely old, but I guess for a ‘twink’ it is

I hope all goes well. I know how stressful it can be to move to a new place (as I’m sure a lot of people do) but all I can tell you is to embrace change. In terms of the housing, I think luck plays a part in it so my advice is to constantly search to improve your chances of luck.

London isn’t all bad, there’s a few ****holes and admittedly it is overpriced hence why many would avoid to live here but I suppose everyone’s experiences are different. I’ve never been to Manchester personally (although I would be very inclined to visit if Hacienda was still open :laugh:) but I’m sure it has its good and bad areas like anywhere else. Whatever you choose Smithy I wish you the best of luck with the move :thumbs:

Ask for what you’d be paying in TOTAL to move in and also mention any agency/further fees, because like I said (can’t stress this enough) so many DON’T mention this on the ad which I think is very deceitful and definitely something you don’t need when travelling from a different city

I've been through cleaned and handed out infraction due to the last few pages, if you got banned, good! learn from it or it will be longer next time, if you didnt then think yourself lucky you recieved the infraction earlier on in the thread because to be perfectly honest the comments posted towards other members further along the thread were actually sickening, this needs to stop.
And before anyone barges in with either she done this or he done that, save it! The pack mentality that's becoming more and more obvious in threads like this is completely unacceptable and it's always the same members showing up with the same revolting comments every time, and the selective reporting of it needs to stop too, dont bother reporting 'bullying' of members you see as friends when you are ignoring horrible comments on the same page from the same members

I’ve been renting in Manchester and none of them so far have had kettles or microwaves Etc, and were advertised as fully furnished. It’s usually just the basics. Although one had a bedroom lamp, so it just depends on the flats I guess

In my experience it's meant beds and other large furnishings (sofa, bedroom furnishings etc.) and usually kitchen appliances like microwave/kettle but NOT standalone appliances in other rooms (like bedside lamps, TV etc.).
The only places I've rented furnished were private rentals aimed at groups of students, though.
The risk of course is that you either don't like the furnishings or they're poor quality/uncomfortable. The mattresses in my final student place were awful, for example. Whether or not you can replace them is usually down to whether or not the landlord can remove & store what's there... so "larger" professional landlords (if they're good ones) will often be able to do that so you could buy your own bed/sofa or whatever but smaller landlords (e.g. people who only rent out one property via an agent) probably won't be able to store furniture, so being able to use your own would depend on having storage space like a garage.

Yeah, I think If I’d been in the UK I’d have been able to view the property last week and potentially have made an offer.
I’ve just had a look at one that ammi sent me and they’ve already called and said they could move me in this week if I wanted to :joker:

Just had an email to say my viewing has been cancelled because the landlord has accepted an offer from someone else :fist:
I’d suggest making a full day of bookings from different complexes, no such thing as too many (just give yourself an hour from each one for travel or if they’re running late). Because if you have just one or two, they may cancel on the day and then you spent a lot of money to come for potentially nothing.
I booked 5 viewings when I came to visit Manchester, and one ended up cancelling during the morning so I viewed 4

Coronavirus has impacted the estate market quite a lot, my friend who is an estate agent said so many flat complexes, especially newly builds, were pretty empty and needing people to move in ASAP. It doesn’t necessarily mean it’s dodgy.
It’s mainly due to people being furloughed at 80%, or losing their jobs, or not wanting to move/afford renting and moving back in with parents

Just had a look through these (they called me up too :conf2:) they're stunning, but the compact (lets call a spade a spade here) is tiny and even the available medium ones dont have a very big lounge area. I think as well it doesnt even include council tax in the total cost? so even though it says £203 a week, it'd end up being £950 or so a month with council tax wouldnt it?
Im not really how council tax works tbf we dont have it here sksksk

i remember renting my palatial flat in Maida Vale. Directly below Bros :flutter:. I could be in the Warwick Castle rub-a-dub inside 3 minutes once i had dodged the crowd of girls at the front door. LOvely part of town was Maida Vale.

If not already planned, try to plan 3-4 days there to plan viewings, get a feeling of the area, shops, time to take the bus etc And Grindr mapping obviously :laugh:
Also, very important, but go to each place you visit by nightfall/evening before or after the viewings. If it's a noisy area by night, or noisy neighbours, that's usually a showstopper.

...like ornament/type things...?..I would just put mine in a bit of bubble wrap or kitchen roll and put them in the bin bags between t-shirts/underwear/soft clothing....

...could those things be put in the bags between clothing as well, to cushion it from breakages...it would be best to keep it all together in one or two bags marked man drawer stuff, to make it easier at the other end as well...

Right not being funny but I sent an email at 5pm asking for further details on a flat, the woman came back to me at 2pm saying I’d need to fill in a form then when I asked for it she replied just now saying sorry someone else has made an offer :fist:
