^ I agree with the above. Pay off her mortgage and live in it until the house prices rise, then sell it and make a nice tidy bundle. That's what I did with mine.

How on earth would it be a waste to pay off her mortgage?!

Depending where in Doncaster she lives, its possible she can pay it off in full plus have several thousand left for Benidorm or whatever
