3) Bobby probably opened the door for Jane to get in, either that or Max was in the house when Bobby killed Lucy, and told Bobby to call Jane while he went off to get a car or something, leaving the door ajar in the rush.
That is how I have figured it out, and although some of it could be miles off, I still think a lot more secrets are to fall out from that night and I don't think Max is completely in the clear yet! Time will tell though.
