It', 25 acres if you went to the centre you would probably be okay, you could also build a house on a platform there are possibilities, will it be there in another 50 years is the real question

There is something romantic about uninhabited islands but tbh this one looks pretty boring - all just flat, no variation in landscape, no diversity in plants, not much of a beach area etc. I doubt there's any wildlife or anything there apart from a few birds

You could probably stick some glamping pods and maybe a big stone barbecue/pizza oven on it and turn a good profit - lots of middle-class Kayak Kids would love to paddle out to it with their pals.

But someone would probably drown or summat and then you'd get sued.
